What is an Inspection?

In real estate, an inspection is a thorough examination of a property to assess its condition and identify any potential problems or defects. This process is typically conducted by a professional home inspector, who has the expertise to evaluate various aspects of the property, including:

  • Structure: The foundation, walls, roof, and other structural components.

  • Systems: Heating, cooling, plumbing, electrical, and septic systems.

  • Interior: Flooring, walls, ceilings, and appliances.

  • Exterior: Landscaping, driveway, and exterior features.

Why is an inspection important?

  • Identifying potential issues: Inspections can uncover hidden problems that might not be apparent to a buyer during a casual viewing.

  • Negotiating price: If an inspection reveals significant defects, the buyer may be able to negotiate a lower purchase price or request repairs before closing.

  • Peace of mind: A thorough inspection can provide buyers with peace of mind knowing that they are purchasing a property in good condition.

Typically, a buyer will hire a home inspector to conduct a pre-purchase inspection before closing on the sale. However, sellers may also choose to have inspections done to identify and address any issues before listing their property for sale.
