A quitclaim deed, sometimes mistakenly referred to as a quick claim deed, is a legal document used to transfer ownership of real estate. Unlike a warranty deed, which guarantees clear title to the property, a quitclaim deed makes no warranties or guarantees about the ownership or condition of the property.
